Your situation has to do with a Buyers Broker Agreement that you may have signed. Did you sign this Agreement? It has nothing to do with disrespecting your realtor. You need to understand that your realtor is assisting you to buy a home so he/she can get paid for doing it. Realtors get paid at closing when the home is sold. The Buyers Broker Agreement typically states that "if the buyer finds a home on their own without their realtor, the realtor will broker the transaction as long as the Agreement is still active. There is an expiration date on the Agreement. This protects the realtor in a situation like yours. Realtors don't work for free so the Agreement protects them that if the buyer decides to buy a home without their realtor, the buyer will owe a commission out of their own pocket. Realtors have a daily list of every home sold within their region and it takes about 2 minutes for a realtor to check if you bought a home without them. Once your realtor finds your name attached to a home that was sold, your realtor will sue you for the commission in court.

Bottom line - Did you sign a Buyers Broker Agreement? If you did - read every word carefully. If you did not sign the Agreement, then you can buy your friend's home with a clear conscience. You do not owe your realtor anything. Just tell your realtor that you are no longer looking for a home and walk away.

Rental scams are common here and on any site that allows the general public to post. Please be very cautious with deals that seem too good to be true. NEVER send money expecting keys back by mail.

I have been living in the 98409 area code for 2.5 years now and have only had a package "stolen"off of my porch as a crime. I suspect the mail man had more to do with it than local hooligans but that was a couple years ago and nothing since.

Since this is an old thread, did you move to this zip code and if so how has your experience been?
