Have you checked out Dartmouth Apartments?
Or are you looking for a house that has apartments for rent? There are currently 2 available in Swarthmore, not far from each other, one is a 1 bdrm, the other is a 2 bdrm.
Also, if interested, there is a property set up like a twin ranch home in Wallingford that was recently available that has a 2bdrm apt on one side and a 1bdrm on the other side. This particular property was available for sale and asking price was $199,900. I believe that the listing contract the owner had just expired, but I'm sure the seller is still interested in selling, if you are considering buying.

There are some great answers here! I would advise that you talk with your realtor about comparable sales and current inventory. Ask for a tough and realistic picture.


I'm local to your market and I'm seeing that there are many homes on the market for sale and not nearly enough for rent to satisfy demand. Have you considered renting the house for a period of time? If you find the right tenant they might agree to allow the home to be shown while they are living in it - effectively you would be getting a stager who pays YOU! This requires very careful screening of potential tenants but it could work out very favorably for both you and the tenant. They would have the opportunity to live in a nice home for their first year at a new job or the like, you would have someone living in the house (avoiding vacant house insurance, etc.) and making it look nice!

Another option if professional staging is not in your budget is to carefully stage just a few rooms (I recommend the living room and master bedroom). You can often get lovely things at GoodWill in an upscale area and use them to supplement a nice rug and sofa you bring from your own home.

As someone who lives in the area, I can tell you that the public records are not always accurate. For example, the county records (which Kevin referenced in his answer, below) state my home was built in 1900, when in fact it was built c. 1754. Your best bet, if you have questions is to ask your Realtor, and for older homes, confirm with the Delaware County Historical Society at 408 Avenue of the States, Chester, PA 19013. Your answer depends on two things: the location of the neighborhood and whether this property is a short term investment or a home you plan to live in yourself for a few years. If the neighborhood is up and coming and you plan on remodeling and selling quickly, then other investors may not mind the other homes. On the other hand, if this is a residential home for yourself or for a future buyer, the other homes may affect the resale value of the home.
