The min requirement for down payment would vary, depending on what type of loan you qualify for. If you are paying cash you should be talking to your buyer agent to see what would be a good "earnest money deposit"

You ask,"is this property still on the market?" I would answer you most accurately by suggesting you call your Buyer Agent and ask him or her. If it in fact went to foreclosure auction in February, it may be sold and no longer available, if it didn't sell at the auction, of if the auction was delayed, it may still belong to the bank but have a buyer in place.

If you have interest in buying a foreclosure, you are a little fish in a big pond. Trust me, to buy a foreclosure without enjoying a nervous breakdown, you will need help. Start by finding a Realtor who can guide you through the mire of banks and liens and deficiencies that will come with the property. Rarely do these deals come together with ease. Soon you will be able to attend cocktail parties and talk about IRS tax bills and utility fines to turn the water back on and who to use when you need to defrost frozen pipes, and bathrooms with no toilets.

I have over 300 foreclosure/short sales listed in Florida right now. If you can't find a frozen house in NH, give me a call.
