Depending on your income you may qualify for grants which can eliminate or reduce the down payment. If "solid" income means a lot you may not qualify. We accept these grants as down payment when arranging mortgage financing for our clients and although not all banks will accept them, many will.

FHA guidelines will allow you to use an FHA loan for a second home as long as it is your primary residence. So in other words, you can definitely get an FHA loan even though it is your second home because you actually plan to live in it.
