Yes- 2013 was just increased to $800/ annually. Has community pool and kiddie wading pool and a gated entry to subdivision for the amenities. Only 75 homes here and very nice place to raise a family, quiet and upper middle-class. 1/2 way between 2 freeways which are about 10 miles away. Morningview is one of the most deirable neighborhoods in Suwanee but there are no apartments within the community. Two apartment complexes, in the same school district, are AMLI at McGinnis Ferry and Colonial Grand at McGinnis Ferry. Century Pointe at Suwanee Station is another option but a different school district.

Suwanee is located in both Gwinnett and Forsyth County. There are many great neighborhoods here including Morningview and Barrington. In Suwanee Forsyth some of the more popular neighborhoods are Grand Cascades, Olde Atlanta Club, and Rivermist. Both Suwanee Gwinnett and Suwanee Forsyth are in excellent school districts. I live and work here and love it. I live in Grandview Enclave Subdivision since March of 2007, and I had no problem of finding utility services...
I absolutely love the neighborhood!!! Our HOA fee is lower than the most of comparable subdivision. The HOA board members, and the homeowners take their time out to help out w/some of the projects, so the HOA fees are kept low. Common areas are kept clean through out the year!! Don't hesistate to buy a house in Grandview Enclave!!

There are several really great swim/tennis neighborhoods in the Johns Creek area. I am a local realtor in this area and live and work here. Some of the top swim/tennis neighborhoods on the Forsyth side are Deerlake, St. Marlo, Laurel Springs, Grand Cascades, Chattahoochee River Club and Windemere. On the Fulton County side there is Sugar Mill, Seven Oaks, St. Ives, and Medlock Bridge. Many of these neighborhoods have many various levels of league tennis teams and also swim teams for the kids and some are golf course communities . This is a wonderful upscale area with great schools. I would be happy to send you some listings in some of these great neighborhoods if you would like them. ... more

Morningview has been in negotiations with the county to lease a plot of land for a parking area for the Ivy Creek Greenway, which will connect with George Pierce Park on the one side, and go along Ivy Creek on the other. It will cross the highway and connect with the trail at the Gwinnett Environmental and Heritage Center, which will eventuall connect to the nature center near the Mall of Georgia. With this trail system in place, you will be able to walk from Suwanee Creek Park on the south end of Suwanee, through George Pierce, and all the way towards the mall. ... more

Suwanee is pretty close to Lake Lanier. If you want some other areas to consider then I would also put Sugar Hill and Buford on your list. You can find some nice homes in your price range, but I wouldn't expect to find a gated community.

Good luck with your home search and if your realtor family member is not familiar with this area I would be happy to pay a referral fee. I have lived and worked in the Suwanee/Sugar Hill area for about 8 years now and know this market very well. In addition my wife is a real estate attorney here in Gwinnett Co. you'll get top quality service all they way!
