That is probably going to have a different answer depending on where you live. If I were you, I'd ask around a little bit, go see some professionals. Once you have some info from them, start watching financial journals. Take a look at current stocks and keep an eye on them for a while. Then when you have enough data you can look at it and make a decision. ... more

You could consider a property listed for up to $289, 000 and offer cash to purchase. Depending on the individual sellers position they may be eager to take $250, 000 cash, they may not. Being a cash buyer offer a convenience to a seller, especially if you add a quick settlement . Happy to help you. I have lived here all of my life and know the area well. At this point relative to the change in prices, you may have the financial strength to purchase a single family home. Did you find something wonderful or are you still on the look out?

Here is a quick update as of 12/14/12 for Homes in the 19971 (Rehoboth Beach/Dewey) Zip Code. Although the averages are down for single family homes overall that is a little misleading as many homes in the luxury market have skewed the numbers. Homes and condos that are turn key are selling with multiple offers and are not staying on the market long. As you can see, the condo market is vastly improved with lender guidelines becoming easier to navigate. Still a great time to buy as there is some shadow inventory expected in the first half of this year, but if you find something pull the trigger. Hope this helps!

Warm Regards,

Dustin & Mariya

It all depends on the property but homes are selling at all price points in Bethany Beach and we appear to be in a stabilizing market. We recently had bids on an ocean side listing from a cash buyer who missed out on an Ocean Front property that had multiple offers. In short the market has changed dramatically since 2009.

Hi ,

If you are still in the market for a home in Bear Trap, now is a great time. Interest rates are at a historic low, tax credit and prices are down make this a great time to buy. Sellers are starting to price their home according to the current market condition and not '04.

Annie Powell answered:
Hi Marcus, I am a REALTOR with ResortQuest Real Estate and do the bulk of my business in the Carl M. Freeman Communities of Bear Trap - and Bayside just W. of Fenwick. I am helping a number of sellers in Bear Trap listing their home and I'll tell you what I tell them - a straight answer - I track absorption rates - what has sold in a product/home type and what is on the market to determine months (or years?!) of inventory.

From this review I find many properties at Bear Trap are over priced with respect to this approach. There are good deals out there - but not all properties/sellers have adjusted themselves to the reality of our market.

I think Bear Trap is unique - a completed resort with indoor outdoor pools, dining, tennis, activities, beach shuttle and pretty reasonable HOA fees for all that stuff. It's a class act but not all properties are priced attractively.

If you want to hear more about my review or have me send you the absorption rates for home type feel free to call or email me. Anne Powell 302-541-8897 or or via my Web site

By the way I have the lowest priced end town listed right now - with established rentals - if you want to know the details let me know!
