They are over $100 per month (I live here). You get very little for your money. There is a pool and that's pretty much it. The parks become 3rd world soccer fields on the weekends. BTW, make sure you look at the real estate taxes, they are double what anyone pays in Surprise and again, for no reason. ... more

You could definitely own a second home in Surprise while you lived and worked in New York. There are of course tax implications to this by owning a second home. If you aren't planning on living in it for a few years what is your plan to maintain it and keep it safe until then? Will family live in it? Will it be rented? Actually the below answer is incorrect. There are 5 HOA's in Surprise Farms depending on which section you are in. Each section is managed by a different company with its own set of CC&Rs. Surprise Farms itself does not have a Community Center, Although in Fall 2015 we will have a dog park, basketball court, splash pad and skate park. Most do and they mostly are three sided. If you have neighbors to the right and left and behind as many homes do, then who does the fence belong to. When you sell if there is any damage to the fence, the inspector will note it, and you will have to repair no matter who caused the damage. And nothing in these subdivisions is allowed to show above the fence with approval of the HOA. There is plenty of buying and selling activity in Surprise. Your first course of action is to address what most likely is the cause. First and foremost, address price. You want to be sure you are competitive with current market values for your area. Second, how well does your home show? A little bit of uncluttering and "depersonalizing" can go a long way. Third, how easy is it to show. Many agents sometimes find themselves having to do same day showings, if your home is not easily accessible it won't make that day's showings, and you may miss out on an offer. Finally, OPEN HOUSES..I repeat OPEN HOUSES. We have had huge success selling our client's homes by having consistent and regular open houses to generate additional foot traffic. That depends on what phase of foreclosure the home is in. If it's already been foreclosed on and the bank owns it, you'll be provided with a clear title and title insurance. If the home is in pre-foreclosure, the liens will need to be satisfied prior to closing. You will also have clear title and title insurance for this type of sale. If you are purchasing the home from trustee sale, that's a different story. You will need to have a title company run a title search to check the liens against the property. Also, the owner may have IRS tax liens against them that could impact the sale. The lien that is foreclosing will still be responsible for any senior liens, i.e. tax liens, or higher position deed of trusts. ... more
