There are no restrictions as far as pets, there is no assigned parking, no restrictions on rentals, the HOA basically pays for maintaining the roads within that particular community and drain. There is a contract on this unit pending financing, but if you are interested in looking at other properties like this, I would be happy to assist you in your search.

yes this unit is still showing active in our MLS.

Monthly HOA of $150 includes building and flood insurance. The wind and hail policy is paid in a separate assessment once a year. 2011 assessment of $1100 was paid by the seller in January.

there most likely is a termite/pest control

no idea why selling.

there are HOA rules & regs.

parking is assigned.

All is governed by contract you signed by property owner. Confer with attorney review these documents or your real estate agent. If property sales your downpayment should convey too new owner. However if your intent purchase home on 6/09 then why would current owner sale property could be in breach of your contract.

Contact property owner determine exactly their intent you may want to record conversation next call an attorney is your best answer provide you answers.
