Maybe taking a look at what has sold that is a true comparison with the property of interest is the best solution. For example today I sent out some info where your thoughts are fairly accurate - yet for a different home they are way off base. Knowing what the CURRENT market is for your particular property of interest is much more valuable than looking at Sunriver as a whole -

The average is 75 to 100 days - however this also depends on the location of the house - the size and all of that - a home that allows pets is always popular - a home with 2 masters is a good choice and a hot tub is a must... Yes, pets are allowed in Sunriver. I'm shocked you haven't seen any! There is a leash law which is enforced by the Sunriver police. Most homes are second homes or vacation homes in Sunriver; whether a pet is allowed in the homes/condos is at the owners discretion. I don't believe Meadow House has any additional pet restrictions.

Typically property management companies will charge a surcharge to have a pet in a rental. Often there is a limit to how many pets and what sized pets (i.e. - dogs under 40 pounds) are permitted. If you look on any property management web page you should be able to search homes by Pet Friendly.

I am a Sunriver agent, have owned many rentals in Sunriver as well as lived there for 5 years. If you have any additional questions I should be able to quickly answer them for you. Thanks for the question. I have a pdf file I would like to send you with a summary of Sunriver Questions and Answers including Home Owners Dues, Property Management options and various other often asked questions for Sunriver. As for Prop. Taxes, it obviously depends on the house. A $500,000 house would have a tax range of $3,200 - $4,000 depending on location, size of lot etc.

I know from personal experiences when showing property to clients what rental agency has that certain home on their rental program... some good, some not so... I would reccomend "Discover Sunriver as #1, Sunray #2 and there are other good ones but I think you want the best. ... more
