If you need to move ASAP a short sale is not a good idea, although some of them are good deals, the process is often long and tiring. I suggest you to find a foreclosure or any other house that's for sale and you can negotiate an early move in if possible.

They typically list without an address to drive consumers to their website where you can pay to search. Your best bet is to contact a real estate agent and have them find 'real' properties that fit your needs. Good Luck. ... more

Credit can certainly be a problem for buyers, but frankly, there are lenders, especially smaller, local lenders, who will work with you to help you improve your credit. Depending on how much you need to do, it might be able to be repaired enough to qualify for a home mortgage within months. Plus, there are programs designed for folks who might otherwise be qualified buyers (they have steady employment) but are on the lower income range.
