And it can fluctuate depending on the market conditions, and if a Bank holds Title or is involved in the sale, i.e. short sale. Depending on whether it was originally addressed in your contract, there are four choices that can be made. 1) The Seller can lower the sales price to the appraisal cost; 2) The buyer can make up the difference between the appraisal and the sales cost; 3) The buyer and seller can negotiate somewhere in between the two prices; or 4) The sale can be cancelled and the buyer receives their earnest money deposit back if there was an appraisal contingency in the contract.

You are asking specific questions to a specific size home, lot and orientation of lot-
Is your home located in sunrise manor? If that is the case we just need to get more specific and determine not only what has recently sold, but do those recent sales compare to yours, and also, if there is currently competition in your area similar to your home, what do we need to price the home for to have it beat the competition but get you the net that you want.
Then we need to determine if in fact we can split the acre and if that is your best course of action to get the most money for your sale.
