Yes, Summerhill Homes in Las Palmas Sunnyvale will be a good investment. Sunnyvale is the center of Silicon Valley and Las Palmas is in the center of Sunnyvale. The masses of high-tech professionals will appreciate that from Las Palmas, they can reasonably commute to just about any high-tech job they may have now or in the future.

The downside is that new developments don't have much land. The value of real estate is in the land. From a long-term investment point of view, it's more important to buy something that comes with a sizeable amount of buildable land.

However, nowadays, everybody knows the land is what is most important, thus any property with a small, old house on a big plot of land is in high demand. If you get tired of competing for the big lot size that most people crave, a good alternative plan is to buy in a new home community and be done with it.

Terri provided good advice. Property managers don't look through Q&A forums for tenants. They advertise on Craigslist, Trulia, MLSLIstings.com, and other sites.

There are 3 properties listed on local MLS; one sold the other 2 canceled for Tilton Dr.

1153 Tilton Dr was listed on 5/3/2006 for $1,060,000 sold on 5/10/2006 for $1,100,000;

1157 Tilton Dr was listed 07/18/2006 for $1,150,000 and cancelled on 09/08/2006

1161 Tilton Dr was listed on 1/23/2004 for $965,000 and after price dropped to $917,777 was canceled 04/16/2004

What Tulia has listed is one of RealtyTrac’s listings showing only the defaulted or tax leans on the foreclosed property, not the market selling price.
