As the previous reply suggested it is "highly unlikely" to get a 3 month lease. In fact many of the larger apartment complexes will only offer a 1 year lease when they could have offered a 6 month lease. These large apartment communities make money on people breaking their contract. If you are looking for a 3 month lease you are going to have to go the month-to-month route. You might be able to get a month-to-month in the Sunnyvale area but they will likely charge you slightly more per month. ... more

I think most people would feel quite comfortable in the Compass Place complex unless they are bothered by traffic noise. With a young child you would probably be spending your time outside encouraging your child to be active and not trying to listen to birds while you garden. The layout of the complex should also make it easy to walk around and meet other parents with young children.

Whether this is the best choice for you is hard to say. Agents learn about their buyers while working with them to find a home. What is best for one buyer may not even be a very good choice for a different buyer. There is nothing about what you've said about yourself that would make me think Arcadia Terrace / Compass Place would be a bad choice.

Work with an experienced real estate agent. An agent can help you see things about yourself and a prospective home that you wouldn't see.

There is no restriction to make price adjustment on the home style difference.
The predominant factor is GLA, lot size and zip(schools are important but not abs necessarily).

It is a question of buyers preference how much more they wish to pay.

Seasonality - yes we are at the low-point of New Listings and inventory of Active Listings. They will ramp-up quickly to a peak in March-May.

Prices higher - probably yes. I expect values to continue rising, especially with good schools as you have requested, in the coming year. No signs that demand is letting-up or there will be a sudden surge in supply.

Slow-season - almost over, so a mute point. In this "seller's market", anytime you can find a home that your like and are willing to compete to win, is a good time.

Keep your eyes on the prize. Find the home that will work for you and then do everything possible to get it. The market is way too competitive to do anything else.
