Hi Karen,

Since you are already on the Deed, this will have to be treated as a refinance. This will be a little bit tricky. You'll have to show that you've been making the mortgage payments for at least 12 months to document what's called continuity of obligation.

You also may not need to wait for another year or 2 depending on your credit scores, when the sale date was on your last home & when your BK was discharged.

Omaha should have a realtors association that registers the listings on the Multiple Listing website. They track all of that information. They would more than likely be able to tell you who the top performers are in your area. I also advise that you meet with several and make your decision. It is quick and easy to do. If they have not taken a new photo after the snow you may want to wait until it melts away and then take the new photo to post. Best wishes on your sale.

It depends on the buyer. I have had buyers wait a few weeks before scheduling a second showing and another couple of weeks to submit the offer. Usually though, when this happens, my buyers weren't absolutely in love with the home and lower offers were submitted. Your best option is to have your realtor keep calling their realtor to get feedback on your home. Timely feedback is important. ... more
