Yes that is correct. The home is a manufactured home and it is very difficult to get financing on a manufactured home. The home is listed as a Cash only sale.

The home you were originally asking about on Michigan Ct. is in Sun Lakes, but is not available as a seasonal rental. These landlords/owners are looking for a year-round tenant. They want someone to move-in and live there permanently, with their own furniture, etc. They are not wanting to rent it for just 3 or 4 months. This home is unfurnished, no beds, tables, couches, TV's, kitchen supplies, etc. That is why the rent is only $1,025/mo. Plus, the tenant who rents the home would be paying all their own utilities (electric, gas, water, garbage, cable, internet, etc.) each month, which would be put in their name.

The seasonal homes for rent in Sun Lakes (and elsewhere) are typically available November/December through April. They would be fully furnished (beds, TV's, tables, couches, etc), including everything in the kitchen for you to make your own meals. In addition, you do not typically pay separately for the utilities with seasonal rentals. Give the fact that these are fully furnished, and include all utilities you utilize, they are rented at a much higher monthly amount. Right now rates are anywhere from $1,800-$3,000/mo. in Sun Lakes, and can vary depending on the size of home, length of stay, and time of year.

You have received some great advice from all the agents below. Like they have said, restrictions regarding pets is dependent upon each communities homeowners association (HOA). The best situation would be for you to find a real estate agent you like and trust first.

From there, your agent can help you figure out what area you are interested in living in, unless you already have that figured out. Hopefully, your agent can also find out information regarding the HOA rules in that community prior to you having to write an offer, and then discovering the HOA does not allow a pet you have.

As long as you are upfront with your pet requirements, your agent will be able to help you find a home meeting your needs. Let us know if we can help in any way.
