Also, here is a link I made for you to search for homes where you can check the box for 'grass landscaping'. ( http://link.flexmls.com/12hjdbe4axmf,12 ) Unfortunately most of our residential homes have desert landscaping. Grass requires that it be 'overseeded' every winter when the bermuda grass goes dormant. This is expensive and requires a lot of water, so most residential homes choose the desert landscaping. We have homes in Sun City West that have home owners associations that take care of the grass for you, this would be your best option. Hope this info helps. It's not a fee being "tacked on" by the owner because of what they once were charged. And, since the HOA does not have taxing power, it has nothing to do with what a property owner's taxes are going toward.

This is a great time to buy here in Arizona. The home prices have climbed 16% in 2012 and hopefully we will see that in 2013. Some areas have climbed higher and some lower, but the indications are the prices are on their way up.
As far as renting, if you are not living close by, then you should get a property management company to handle your rental. I work with a couple good companies that are in the Sun City area and their reputation speaks for them.

Are you only interested in Sun City West & Corte Bella - or would you consider Sun City (for lower priced homes on a golf course)? Do you only want a home in an "Active Senior" community? There are lots of options available in the West Valley of Phoenix. Whether it's me you contact or another Realtor, you really will be better served by using a Realtor to find your dream home that truly meets all your needs.

Sun City West was built around 1978 and finished up around the mid 1990's when they went in and started Sun City Grand in Surprise. This community is made for active adults! I've never seen so many people rushing arouind and saying "I've never been so busy, even while I was at home raising my children and/or working."

One of the nice things about Sun City West or all of the Sun Cities, is the cleanliness of the communities. They have a club that's called "The Prides" and these are volunteers to help keep the streets clean. I've never seen so many people join together as a family to take care of their community. The other terrific amenity is if you play golf, you have a choice of 7 golf clubs to choose from . There are frustrated actors and actresses, singers, musicians, dancers also that create some of the best shows I've ever seen. This statement isn't long enough to rave about the love of Sun City West coming from their residents.
