After hurricane Katrina in 2005 the south had a shortage of drywall and imported drywall from China that turned out to be defective. It emits sulphur gas which smells bad and tarnishes copper so badly that the coils of AC units and refrigerators deteriorate so badly that units fail. It also damages copper wiring throughout the home. Some people complain of ill health effects too. Consequently a home built with this defective drywall has to be stripped back to the studs, vacuumed thoroughly, and rebuilt. Depending on the house size a contractor may charge from $100,000 to $140,000 to do the job.

Fees and HOA fees vary by community --- Sun City Center does not have Co-op fees, but does have POA and/or HOA fees --- the $269 fee you mentioned will be going up in 2014 to $274 per person per YEAR -- which is the Single Family/Toscana (Condo) areas but WOW what it covers -- Amenities galore, fitness center, Swimming, Little Theater - w/nominal entry fee for each fantastic performance - Arts & Crafts i.e.: Lapidary (jewelry making), quilting, Needlework, Pottery, Ceramics, Clubs, Recently released movies, etc. etc. Golf and Tennis are available with separate fee --- then you have Soft Ball, Horseshoe tossing, Dog Parks, Pickle Ball (call me and I'll tell you what that is!) computer room, free Wi-Fi in Atrium, FANTASTIC WOOD WORKING SHOP; If I've failed to mention any amenity I'm sure we have it or just start it and you will have joiners I'm sure,. :HOA Fees vary Condos in Kings Point (Gated area) which include EVERYTHING - all you need to pay is INTERIOR Insurance (contents), Phone and/or electric or gas different communities within Kings Point have different fees, as the "residents -- YOU" have a board that makes an effort to keep HOA as low as possible but keeping everything Beautiful. -

HOA fees also vary for Single Family Homes still in the Sun City Center Area -- THUS you really need to contact a realtor to help you --- it doesn't cost the buyer any money to have an experienced Realtor doing the searching for you. HOA fees and what is included are entered by real estate professionals. Trulia however removes or supresses this information. You need to get access to the MLS.

In Central Florida prices have continuesly gone up for over 18 months now. There are 3 large out of state invetsment companies that are placing offers on most properties in the 100 and lower ranges, making it next to imposible for common buyer to have a chance at those properties. ... more
