Why not contact a local Realtor, who can create a search for you in the local MLS and will only send you listings based on your search criteria? Sites like Trulia, Zillow, and Realtor.com are really just marketing websites and databases that pull listings from various sources. They don't have the most updated listings and it's impossible to create very specific, customized searches. Plus...if you're in a very active market, most of the properties you see here are already sold or under contract.

Find a good Realtor in your area to work for you as a Buyer's Agent. That's the only way to receive the most up to date listings for your specific area.

If that information is important to you, you should use resources that provide the HOA and other critical data that may include pet, age and leasing restrictions..

REALTORS DO provide this information, but that data is deleted, suppressed or not recognized by Trulia and other aggregate websites.

If this information is actually important to you, have a REALTOR provide you access to the local Mulitple Listing Service or try Remax.com or Realtor.com

The choice is yours to make.

Pretty much everyting. You can go to the supermarkets, Home Depot, restaurants, doctor offices, the local hospital, South Bay as well as many stores in the area. Depending on where you live in Sun City or Kings Point you can go about 4 miles in each direction on off our main road.

An accurate list that includes HOA names, attributes, fees and inclusion is not available to the public.
Lists are available, but if over two years old are unreliable.
Consulting with those familiar to the ares would be a good alternative. ... more

Dear Ms. Dianne Holt,

There are several HOA associations in Sun City Center. The HOA fee for the area that 676 Ft. Duquesna is in, is the standard and general HOA fee of $275 per person / per year. This fee provides you access to the club house and all the amenities that Sun City Center has to offer. In addition, there is also a one time capitalization fee of $1,500 paid by individuals or families moving into Sun City Center for the first time. I hope that this answers your question. If you have other questions or if I may be of additional assistance, you may contact me directly at 813-393-6787.

Have a nice day and stay warm if you are from the north.

Phil DiRosario answered:
This property is already under contract. The $720 is a quarterly fee which covers lawn care, water, trimming plants in front of house and basic cable and taking care of the common area. My advice is to contact a agent such as me and confide with them what your needs and wants are. We can narrow your search and frustrations concerning what fees are for, as they are very seldom spelled out in the listing.
