Hello CKBaker46, I am a local Appraiser in the area and saw your question and was a bit puzzled, because approximately 15% of all listings are a REO/Short Sales. The percentage of foreclosed homes has been dropping steadily over the past 5-7 years and values have increased. I looked at the listings that you were looking at and did see the same thing, a lot of foreclosure listings, but if you look at the dates, many of them are from 2012 and earlier. It appears the list has not been updated. Hope that helps.

Unfortunately rent is driven by demand and location not age or income. There are those seniors who have other means of income i.e. investments, pensions, annuities, etc. in addition to their SS and can afford to pay the piper.

If that's all you have to work with you will have to lower your expectations about where you want to live. There are places in the Victorville, Apple & Lucerne Valley and Barstow areas that may be a better fit for your limited income.

If you are looking for a home at the lower price, think condo, your chances of finding a house at that price are slim to none. I am sure this is frustrating for your agent as well. It is not a benefit to the agent for continuing to write offers and not get them accepted. As the saying goes "Time is Money". If your agent has been working with you since Feb, she is very tuned into what you are looking for and what your needs are. Starting with a new agent may not be your best choice. Multiple offer situations sometimes require you offering more than the asking price to get it. Don't be afraid to talk to For Sale By Owners. Most of them are willing to work with an agent. An agent in our office had that same situation with her buyer and another agent was commenting in the office meeting about a house that she would be listing. It matched perfectly on what her buyers were looking for and they wrote an offer before it was listed on the MLS and it got accepted. There is hope so be patient and follow the advice of your agent when making suggestions in writing an offer. ... more
