Yes the HOA dues are $150.00 a month this covers water,sewer,garbage and common area!The $425.00 rec fee is yearly !There are a few areas in Sun City you do not have a monthly HOA !

Thank you for your question about homes in fabulous Sun City, Arizona, Del Webb's very first active adult community. Most homes in our community were built from 1960 through 1978 (there are ceratin areas outside our community that do use the zip code 85373 and name Sun City but are not part of the community of Sun City as developed by Del Webb). There are age-restrictions for Sun City.

There is an annual membership fee for the community that is paid to the Recreation Centers of Sun City which is presently $444 per year for up to two people on the deed. Sun City also has two one-time fees (often referred to as Buy-In fees) that are presently $3,000 (Capital Preservation fee) and $300 (Resale Transfer Fee).These one-time fees are considered closing cost buyer fees.

In addition to the community fees referred to above there are specific subdivisions within the unincorporated community of Sun City where the homes will also be subject to a monthly HOA fee. These homes,.rather than being single family homes are typically attached patio style homes similar to single story townhomes, condominium style or a gemini-twinhome referred to in Sun City as a "duplex" in which the owner has acquired one unit in a two unit structure. All of these style homes will have a small neighborhood HOA that pertains to specific dwelling units, typically 20 to 40, (but can be more or less) that will have a fee typically from $100 to $200 per month (can be more or less) to cover certain maintanence of the dwellings. Exactly what this monthly fee will cover varies from HOA to HOA but primarily dwelling exterior and common area maintenance as well as water, sewer, pest control and waste removal wiil be included.

I note that the home you have specifically inquirted about is "duplex or gemini-twinhome" as noted above. before you get into DISCOUNTS, you must understand that there is absolutely no rhyme or reason for the determination of LISTING PRICES:

Some SELLERS will put a high Listing Price on their home, believing that people will make an offer, and they can always come down. In truth, people will bypass the home and look for something reasonable. And 6 months later, they will start to lower the price, chase the curve, and wonder why no one calls; the people now believe that something is wrong with the property.

Some Sellers will put a LOW price on it, hoping to attract multiple offers. (The correct strategy.)

I think you might be talking about the lots by Agua Fria & Sunland Dr. in Sun City. About 6 or 7 years ago. But it took so long to get going, the the bottom fell out of the market and the property went into receivership. It changed hands last year but nothing is going on yet.
I am on the Posse and it is right by there so I pass by it all the time, if anything changes I will answer the question again.

strangely enough, we only had some 4000+ sales in november, and pendinds are not really up at all...

what I am seeing is tons of "price reduced" notices on my set searches and about 3500 foreclosures in december.

For those struggling to keep up: prices will keep on dropping.
