This is generally known as an estate loan. Some hard money lenders will allow for borrowing against the equity in the property in order to pay off other siblings. Title can transfer to one heir during the escrow process and then this heir who maintains ownership would be able to refinance the hard money loan with a lower cost and long term conventional loan.

You can refinance cash out to pay off your sister. Lets for example the home was to appraise for $200,000 and your sister is looking to net $100,000 minus 1/2 of the closing cost. Let her know even if you were to sell it she would have to pay the Listing 2-3% depending on the market.

I would be delighted to provide you with some mortgage options, this does not require us pulling your credit and will allow you to make the best decision for your family. I can be contacted for a FREE no obligation consultation.

You could also look at a hard money lender to get you through the interim period of producing the docs you need to get a conventional or gov't loan. Some lenders have accepted profit and loss statements for 6 months and YTD in order to prove income. Tom Hinz www.shortsaletosell.com ... more

In general pricing sells the home. It is our job to guide the seller through the process of a successful sale. Sometimes the home doesnt get the traffic we want so then we go back and see if any comparable homes have sold similar to yours. If so, then we make you aware of such information and suggest a drop in price to go to the established market instead of waiting for the market to catch up to your price. That being said, if a home is on the market too long and hasn't adjusted something then, as they say, do what you have always done and you will get what you have always gotten. ... more

In most cases once you get on I26 from Kingsport you can be to Johnson City in 20-25 minutes. If there is a construction project on I26 you can take state route 36 which Runs parallel to I26 and may add 5-10 minutes but they are now taking that from a 2 lane to a 4 lane so the travel times will be the same and there will be two great ways between Kingsport and Johnson City. ... more

Which home are you asking about? I work with lots of buyers yearly and would need your parameters on what type of home you are looking for, such as bedrooms, baths, location, price and any other important features in your next home plus your email address so i could put you in market snapshot which will send you listings as they become new on the market that are in your parameters.

No other usage for your email-i dont like getting junk mail either. Have a great day!

A. Cole, If i had the parameters of what you are searching for I could send you everything in that parameter and as the new listings are entered into the mls you will automatically be sent the new listings.
Parameters such as bedrooms, baths, location, price and any other important features that you're looking for.
This takes a lot of the work out for you in your search.
Thanks,

Mike Blue answered:
That is a very tricky situation. First is she on the note? meaning on the actual mortgage. Your best bet would be to seek legal advice, most will give you it for free. Most times to get someone off the note you would have to refinance the home in just your name and or both agree to sell the property. Again I am not a lawyer, so please seek legal help.
