No. In fact it can be a great deal. A short sale means the seller paid more for the home than it is worth today and since the seller cannot afford the high mortgage, they ask their lender to sell the house for a lower amount and their lender has to take a loss on the difference between what the seller owes and what you (the buyer) is willing to pay.

You will need PATIENCE!! The reason is the bank (the seller's lender) must accept the lower amount and be willing to take a loss. You get one shot to make a firm offer. If the seller is in agreement, you have a deal. If the seller rejects the offer, hopefully you get a counter offer and take it from there. The lender may also reject your offer outright.

What puzzles me (a lot) is home sales on Long Island during the housing crisis never suffered that much like Florida, Nevada, Michigan, etc. Prices went down some but not to the extent of other states. Further, since Mastic Beach is by the Atlantic Ocean, I would think that housing prices are increasing now. If I were the seller, I would have waited until the market improves more, then sell. This way, the home is no longer a short sale. I also suspect that the seller's lender may be smart enough to wait for a better offer considering the ideal location. If the home was in a less desirable part of Suffolk County, the lender would be welcome to any sale, but a house within 5 minutes of a beach? Any lender will look at a map and say wait - I can get big bucks for this house.

I know Smith Point Park really well (LOVE the beach there). Something tells me the seller overpaid for this house originally because of the beach location.

The consumer & agent relationship has changed dramatically over the decades, social media makes it much easier for consumers to do their own homework on any product before purchase, and in real estate that means 98% of buyer know more about most properties they want to see than the agents, and even if they are going to purchase a particular piece of property, also pertinent due diligence such as pre-approvals, record searches, tax records etc. are all accessible by social media within minutes.
Many already understand that the norm of certain commission amounts (6-7%) are outdated and will be changing to reflect that the agents are now over paid at those amounts when the consumer is doing all their own work. The agents do less work but yet we still pay them the same, Why is this people? Because it was once the norm?
This day and age is all about new technological advances, one of these new advancements will eventually set new standards at a different level and agents will be scrambling to accept any commission that is willing to be paid by the consumer, while allowing the consumer to keep their profits in their own pocket which is a greater benefit.
