With a house that has a price tag like that, I think good landscaping is definitely necessary. Curb appeal goes a long way when one is trying to sell, but as far as the landscaping adding a lot of monetary value, I don't think it makes a huge difference. The general question you pose is naive and doesn't include the information that indicates a serious desire on your part to actually buy/build something.

In response to the answer you received so far, "the plaza" as in Sunset Plaza is relatively near to sites (as in just minutes away from) listings on/off the market that are for sale with parcel/land prices from hundreds of thousands to several million per site.

To answer your question, It is hard to know exactly what some people mean when they say stay away from canyon properties or those similar to Bowmont Drive. Properties in the canyons can be some of most desirable properties around, that is why so many celebrities love them.

However, this is also something to think about, properties located in the canyons can be subject to damage during extreme rainfall. We have seen this in the past and when we have had excessive rain these areas frequently experience mud slides. The canyons are usually most susceptible by their own nature. In some instances these canyon properties also have a great deal of trees and shrubs that provide a natural privacy barrier between neighbors, During times of drought, that can be a fire hazard depending on the exact location and several other factors.

I just answered your question about Pacific Palisades and Malibu. Coming from NYC, I can't imagine that you will find Doheny Drive or really any part of the Hollywood Hills extremely hot. What you will find in most parts of the hills is sensational views and central air -- maybe a pool. You will also be within a short distance of some of the best restaurants in LA.

Los Angeles is basically a desert and in the summer it's hot. But, by hot I mean rarely over 90 and little humidity by comparison to the east coast.
