If privacy is what your looking for gated communities such as Bel Air Crest, Brentwood Circle, MountainGate, and Mulholland Estates offer security and privacy. In my professional opinion, you should take care of your own living situation before you consider an investment property. Of course buying in a better area usually will bring a better return ( in terms of appreciation).
Once you have your personal living situation taken care of, you can then begin to consider investments.

With a house that has a price tag like that, I think good landscaping is definitely necessary. Curb appeal goes a long way when one is trying to sell, but as far as the landscaping adding a lot of monetary value, I don't think it makes a huge difference. Think of the landscaping as a type of perk for potential buyers instead of a selling point. Hopefully this helped. ... more

One of the best ways to find contractors is going by word of mouth. You can talk to your neighbors and friends and ask about their experience. Satisfied customers tell two people, dissatisfied customers tell thousands. You should be able to find a good one that way. ... more

...close to where? The area known as "The Hollywood Hills" is very large and contains a wide variety of residential sub-markets? You really should get a architect involved to help you find a site that meets your needs and allows for the size of home you want to build and outdoor living space you want. The general question you pose is naive and doesn't include the information that indicates a serious desire on your part to actually buy/build something.

In response to the answer you received so far, "the plaza" as in Sunset Plaza is relatively near to sites (as in just minutes away from) listings on/off the market that are for sale with parcel/land prices from hundreds of thousands to several million per site.

(Please don't contact me as I'm not looking for clients.)

To answer your question, It is hard to know exactly what some people mean when they say stay away from canyon properties or those similar to Bowmont Drive. Properties in the canyons can be some of most desirable properties around, that is why so many celebrities love them.

However, this is also something to think about, properties located in the canyons can be subject to damage during extreme rainfall. We have seen this in the past and when we have had excessive rain these areas frequently experience mud slides. The canyons are usually most susceptible by their own nature. In some instances these canyon properties also have a great deal of trees and shrubs that provide a natural privacy barrier between neighbors, During times of drought, that can be a fire hazard depending on the exact location and several other factors.

I am a Realtor in the Beverly Hills area and I would welcome any questions you have. Please feel to call me any time. I would be happy to show you homes in the area that you will love. Best to you Blaine Richards - DRE # 01874909 310-817-9988

Nancy Hannah answered:
Hi Maria,

I just answered your question about Pacific Palisades and Malibu. Coming from NYC, I can't imagine that you will find Doheny Drive or really any part of the Hollywood Hills extremely hot. What you will find in most parts of the hills is sensational views and central air -- maybe a pool. You will also be within a short distance of some of the best restaurants in LA.

Los Angeles is basically a desert and in the summer it's hot. But, by hot I mean rarely over 90 and little humidity by comparison to the east coast.

Please feel free to use my website,, to search this or other areas of southern California, FREE. You will also find that the Market Insider technology on the site will provide you with information on schools, crime statistics, recent sales and demographic information.

Please contact me personally if you feel I might serve you further.

Best wishes,
