Bought a townhouse here last year. Could not be happier with our decision. Quiet and beautiful. Surrounded on two sides with State Park land, another side is the Miles Grant Golf Course and the fourth side is another very quiet and lush development, WoodRidge.
There is no new townhouse development in Martin County that matches River Pines.
Martin County is one of the jewel counties in all of Florida.

In Florida if a mobile home is permanently attached to land that you own it is considered real property, can be bought and sold like a "regular" home and you pay property taxes each year on the value of the mobile home and land. If the mobile home is on a rented lot, it is treated by the state as a vehicle, you have to pay for license tags each year - 1 for each section, so a double wide would require 2 tags.

Although there are now specific tie down regulations for mobile homes, they are still considered high risk in hurricane situations and residents of mobile homes are always included in any mandatory evacuations.

I can tell you are very affluent in the real estate market, which I highly respect and appreciate. It sounds like you may own a condo in Stuart by what you wrote, but I'm not completely certain. It is hard to say when you will no longer be underwater. I wish I could answer that question for every homeowner who bought during the boom. But know that prices are going up and things are looking much better than they did 3-4 years ago and even 2 years ago. If you are able to hang in there I would definitely suggest it, but worst case scenario you could short sale your home. There are some creative ways to still purchase a home, even with a short sale. If you have any questions or need any assistance at any point in time, please let me know as I am here locally and can definitely help you. If selling right now, even a short sale, isn't an option, the best thing to do is just be patient and hang in there. I know it's frustrating and rough, but it's unfortunately the only other thing to do. Please do contact me though if you have any questions. I'll be here when you are ready.
