You've received some good advice here. Be patient, research where you want to buy and live. Take your time. THe longer a property sits on the market the more motivated the people become. I have seen prices drop within 3 months of listing by 15-20%. This means the people want to sell and have realized their price was too high.
If you feel a place is over-priced but you are interested, make an offer. The worst they can do is say 'no'. You then move on to another property.
I have seen many properties that were wish-priced. The sellers wish for a high price. Many times knowing the property has no such value.
