You are desperate!
Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!

The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!

I don't agree with Williams answer at all on avoiding the 95 area. Each person has their own personal preference and what they are looking for. Northern parts of Stratford are your more suburban areas; the southern parts of Stratford are more connected and are convenient to a lot of things. You can live in a nice area that is very close to charming restaurants and shopping. The southern area around 95 is very historic and offers a different type of house. So again it all depends on what you prefer. When buying my house I found it best to visit the house at all different times of the day to see what the area was really like. I also went around the neighborhood and met that people I would be living next to, you can get a pretty good vibe of what you are getting yourself into. They can also give you a good perspective on the area such as safety where your realist person is restricted in these areas.

Carmen, the bank will require you to insure the amount of the re-building costs that are in your appraisal. Sometimes if you can prove that you are covered for 20% or 25% over the limit in rebuilding, they will allow that as well. The only problem I see is from your point of view, the appraisers often use a per square foot price that is lower than what it will cost you to rebuild. Keep in mind that the position of the home on the lot will determine to what extent a home is or is not in a flood zone. The mortgage company may or may not require flood insurance....if your neighbors don't have a mortgage, they may not have flood insurance, either.
Do you want to know if your neighbors have flood insurance or if they qualify for it?

I was going to purchase a home on Raven Terrace in Stratford. Nothing was mentioned about it being in a flood zone and because of the area, I would not have suspected that it was. I followed all steps in placing the deposit, inspection, etc. Then the bank would not approve the loan because when the cost of flood insurance (which is very expensive) was factored into the mortgage, it pushed me past my approval limit. The housing prices in that particular area of Stratford are lower than any other part of the town. The median income is also lower in that segment which, in concert with the pricing, is why most of its residents have gravitated there. Now if you want to know if your car is more likely to be broken into in the south or the north part of Stratford, as the other answers have told you, that's best asked of the police. Cynthia - You already have some good info, but one that has been kind of glossed over is the Paradise Green area in the heart of Stratford, just north of the train station. Longbrook Park , on one side of Main Street, is currently undergoing extensive renovations, and is a mecca for many families from the area. Everyone enjoys feeding the ducks here and many use the pond for an exercise track. There are playing fields and play equipment, also. This area has a neighborhood shopping district, and is within minutes of all forms of transportation. I believe this area is a good value, as it is more affordable than some of the others mentioned, with nice neighborhoods sandwiched between the train station on the south end, and the country club on the north end. There are a few fun restaurants, a few donut shops and an ice cream parlor or two. All in all, a great place to live! ... more
