They might have increased the value of the property since they bought it, so they're ready to sell it to make a profit. It could also be that they weren't able to manage it effectively. You should obviously look at financial statements to see what the returns would be like coming from the property. Second, finding the right rental is tough these days. The inventory of available rental homes is slim in our Realtor's MLS. There are many lessors who prefer not to pay a fee to an agent so they don't use our MLS. There are many other avenues of finding rentals but beware of the absentee landlord. If you are calling on a property and they can't or won't meet you at the property, it's probably a scam. I have been working the Dover area most of my life and I can help you decipher the good from the bad.

I took a few minutes to see what may be available in our mls. I found two house rentals, one for 1,500/mo and another for 2,995/mo.

It's very difficult to gauge if an area has a drug "situation". However, the Dover Police Department is considered a superior municipality. Also, the crime rate/100k is far below the national average. There are a lot of college students currently housed in Dover, but all in all, it's become a safe haven. Somersworth and Rochester are a little more dicey, but you should feel pretty secure when situated in Dover.

The problem realtor is the listing broker and also the only member of their agency.

So, am I just stuck with it?

Should I offer to add some cash to level the field?

Should I contact the VA?

This has happened before...submitted a cash offer for a property through my agent, who was told It was "too late to submit the offer today. It'll just get kicked out of the system"...only to find a lower non cash offer from her client was accepted the following morning.

I understand the need to make a living, but am I the only one who takes ethics into consideration?
