I am not sure of downpayment assistance programs but FHA and MassHousing are two options you can consider. FHA allows your downpayment to be a gift. Speak with your current lender to see if they know additional programs. FHA is 3.5% while Mass Housing is 5%. ... more

It typically means it's under contract. FYI, I wouldn't be searching for homes online on this site, or others like Zillow or even Realtor.com. The listings are terribly outdated and don't often have the correct status.

Your only source of info should be the local MLS (which your Realtor can give you access to). If you're not working with an agent yet, I'd be happy to refer you to someone in your area

This would be better answered by an attorney specializing in Real Estate.

Based though on what you put in the question, it sounds like the condo fee went up to cover the repairs. In that case, your future buyers just take over the condo fee.

If it was a special assessment, then you would have to pay that off at closing.

Christine Moran Realtor & Notary answered:
First and foremost, you need to determine if the lot you are considering can be used as you envision. The laws about what can and cannot be built on a piece of land vary enormously from area to area. However, in general, you can expect more restrictions, more complex permitting, and higher development costs than a generation ago. In evaluating a piece of land for purchase, take your time and proceed with your eyes open.
Once you’ve found a parcel that seems attractive, you’ll want to do some preliminary, free research to see if it’s worth pursuing further. Start by asking the seller or seller’s agent all the questions on you list, and if things check out, move on to town officials who can provide a wealth of information – all for free. In general, you won’t want to spend any money on investigations until after your offer is accepted.
The first place to start your investigation is with the seller or seller’s agent. Ask whether the lot is buildable, whether it has a well in place with an adequate flow rate, has any utilities at the site, or has passed a perc test. Ask whether there are any rights-of-way, easements, covenants, encroachments, or other issues that will materially affect the value of the lot or your ability to build. Also ask to see the boundary markers and a survey report if one is available. Then walk the boundaries to see what you are really buying and identify potential problems such as low-lying areas or wet areas.

Hi
I hope you are enjoying the holiday weekend. Condos usually have a higher turnover rate than single family homes. People often buy a condo as a starter home then upgrade to a larger home a few years later. Others buy a condo when down-sizing from a larger home.

Feel free to contact me if I can answer additional questions for you. (781) 363-0485.
