One of the problems with sites on the Net that only sell ads or just collect email addresses to resell, is that the info on their pages is often meant to cause you to provide your email and name for resale.
Getting the info removed is not easy sometimes.

I'd spread the word to use actual real estate professionals' sites rather than ones where the correctness of the data is not as important as gathering and selling your name and email to the highest bidders.

They will give you truthful answers, yet at they are trying to get the highest sale price for their client so can not ethically advise you on fair market price, only present your offer and deliver a counter offer. I don't think you necessarily need a buyer agent. All buyer agents will tell you that though. In MA, most brokers - and agents - work as listers, buyer agents, and also as disclosed dual agents. All are appropriate choices.

Using the listing agent can be just as useful as getting another person involved. Just make sure you only communicate to the agent what they need to know to make a deal.

It looks like you already have this one under agreement, though. Congrats.

Presently this home is temporarily removed from the market, so that is good news as it should be anticipated to be brought back to the market place. They removed it approximately October 21, 2010 from the market which is also about the time which made newspapers of the possibility of some errors on the foreclosure documents executed on some bank owned properties. Many reputable banks took the move to further investigate the documents which were acknowledged and recorded during this process. It is assumption on my part in reference to the documents as it could have been a number of other items as well. US Bank is the owner of record on this property from tax records. I believe they are incharge of the original bank that held this mortgage.
It is much better to have the bank fully investigate their process then for you to purchase a property which a former homeowner could contest whether the foreclosure was done properly in the future. Consider it divine intervention.
When and if the property returns to the market I would be most happy to visit the home with you and we could evaluate the situation and decide with whom you should confer as to the structure, physical plant, cosmetics, and legal ramifications needed to make it the home you would be proud to own.
