Keep in mind that 2016 and 2012 are very different times for the housing market. I'm house hunting now and it makes me sick sometimes to see the steals people were getting just a few years ago.

Is your local market pretty hot and, like much of the country, suffering from a lack of inventory? If so, even if your pricing seems a tad high, you're probably good to go.

Also keep in mind that the things you have grown to dislike about your house, a buyer may not notice immediately. Also, your hard is HUGE and that can really do a lot to offset a less great front yard situation.

Arbor Run is a great neighborhood with wonderful amenities. Currently there are 14 properties for sale and 9 properties sold inthe last 12 months. This means the inventory exceeds a year. With this in mind and the condition of economy, you can be reasonably sure sellers will be negotiable. Hi Pattycake! Currently there are two active listings in that neighborhood in the local MLS system. One is at 146 Seven Creeks and the other is 124 Creekview. The list prices range from $144,900 to $169,900, and square footage from 1400-1800. Both of these homes are ranches, which means everything will be on one level, but the lots are large: right around an acre. Let me know if I can give you any more information. What exactly do you need to know. I can email you the listing so that you can see for yourself the information you want. I have not shown that particular property but, I do go up to Stokesdale periodically to show homes. It is a cute home with the front porch. The tax value is $74,878 and it is advertised as a good investment since it is priced well below tax value and it is on a full acre.
