I don't know why everyone is sending you to Santa Cruz and San Francisco, when we have the fabulous California Delta river beaches just a short 15 minute boat ride from such marinas as Village West Marina that is one mile off the Interstate 5 freeway... just take BENJAMIN HOLT offramp and go west one mile to Village West Marina, which also has two wonderful waterfront restaurants... Bob's at the Marina with a sidewalk cafe to watch the action of boats going in and out of the docks and bikini babes in the summer! What more could you want? Garlic Brothers is a more upscale pasta and pizza restaurant with a bar and outdoor patio to watch the boats and is across from the yacht club. There are many other local marinas where you can get a map of the Delta, or order a map on the DELTA CHAMBER OF COMMERCE website. ... more

Depending on how the building pad was prepped could very well lead to cracked slab issues. Many building pads have been very poorly compacted or possibly even amended with imported soils and not properly compacted at all.

If the home was built on a terraced lot it is also possible that it was cut and filled which means that part of the lot could be indigenous soil and part can be imported in which case if not adequately compacted could also lead to cracked slabs.

You may also want to check for possible plumbing leaks. Most slabbed homes have copper plumbing and sewer lines set in place (precast) and the slab poured over them. If a pipe breaks or springs a leak it can and usually does lead to a slab leak. If this happens you will probably have to have your plumbing rerouted overhead in your attic as it would not be practical to start jack hammering and saw cutting your slab to chase a leak.

Get pre approved ask for an underwritter approval which takes about 1 to 2 weeks, depending on the lender.
Talk to a Realtor® or real estate agent.
Compare your purchasing power (what you are approved for) to the list price.
Hopefully there are no other buyers trying to purchase the house.
Submit your offer.
