Hi Robin,

Are you getting an owner occupied loan? Then you could ask your loan agent to give you the lender's requirements.

All the best,

Why were you not given a copy of the listing agreement? Don't know. That is something you should be asking your agent. If you did not do an electronic signature it shouldn't take anyone more than 24 hours to scan and email a copy

Also, it should not have been blank. It should clearly state listing dates, commissions, etc. Call up the agent and ask for a copy of your listing agreement.

Good luck with your sale and I hope your experience gets better.

The answer is yes but for the seller it would be advised to have a complete inspection done prior to selling your house. Repair all items beforehand and it won't matter who the seller hires you should be ok. It's better than holding up a sale or losing one to a surprise problem you didn't know about. Also always check the license numbers of people you contract with. Too many scam artists and you need to have a qualified person. ... more

Renting is getting harder and harder as more renters are competing for fewer rentels. Landlords are scrutinizing renters more thoroughly.

I do have a 100% loan program that I can offer you, the eviction will need to be more than 1 year old. In the Stockton area the payment on the loan is generally lower than the price of renting.

For example I see a $100,000 condo on Mariners. The monthly payment on that including taxes, insurance and Home Owners Association , is between $750-$900 (APR range is 3.875-5.25 depending on several factors.) You can rent that cheaply but you would not get as nice a home.

Here is the clincher...it is easier to qualify for then rent!!!
