Generally speaking, the further away you get from NYC, the more affordable the housing becomes. Stewartsville is a very desirable community, with very easy access (5 minutes or less) to Route 78 and there is also access to public transportation to NYC in nearby Phillipsburg. Most of the homes here have been built since the 90's, so it is a fairly "new" community, but also has plenty of preserved farm land and open space. There is plenty of shopping also, with some neighborhoods such as Greenwich Chase and Wyndham Farm, within walking distance to stores such as Target, ShopRite, Home Depot and much more making everyday living very convenient. Sidewalks and bike paths make this a very "Walk Friendly" community, and many of the residents here take advantage of that as well. ... more

Stewartsville/Greenwich Township, the 08886 zip code, has "beautiful homes. I've been selling homes here for 15 years and you have homes ranging from the low $250,000's and 1900 square feet up to $550,000 range and 4,500 sq. feet with the average year built from 1995-2004. In this time frame there was a good amount of building in Greenwich Township, so you have 6 subdivisions that offer different styles, lot sizes, floor plan. Literally there is a home fore everyone. If you want more rural with larger lots, there are homes on and acre plus. If you want neighborhood with 1/3 acre, public utilities, and modern floor plans, volume ceilings, c/a, there are those. It's an easy commute right off of route 78, and tons of shopping and things to do near by. Its a top destination for relocation buyers coming into the area. ... more

Greenwich Township/Stewartsville on a whole is not in a flood zone plane. There may be some individual homes that are near small rivers, which may require flood insurance on the one side that abuts up to a river off S. Main Street, but the major development areas, Greenwich Chase, Wyndham Farms, Kennedy Mills, Pacesetter are not. In other words, the majority of the 08886 zip code is not in a flood zone area, and it is not an area that floods normally. www.floodsmart.gov will let you enter the address of any area and/or home you are interested in and let you know if it's in the NJ State flood map zone or not. hello, I live in phillispburg nj, I work in Scotch plains, so I am in a large area, phillipsburg is an average town, the school is good, many people have moved out of central jersey and into warren county due to the home prices, as in any town you have your more desirable areas, and less desirable areas, South Main street has struggled to become a thriving main street for years, there has been some improvement and there are a few store/eateries I go to. example the ice cream store at the small park on south main street, and the pizza shop Roccos.

Overlook is indeed very family friendly. The community is great for kids too with very active scouting, rec sports, and easy access to family friendly attractions like the Crayola Factory and Dorney Park. I've lived in Stewartsville for over 10 years and my kids always have great stuff to do. I'd be happy to schedule a tour of the area and show you some available homes in condo complexes as well as private homes that fit your needs and your budget. ... more
