Hi Teacher,

In the last 12 months there have been 145 condo sales on the mountain and downtown. Out of the 145 sales 8 have been downtown. The disproportionate spread is based on pricing. There is a larger market for condos in the lower price ranges, this is demonstrated by the average selling price of the 145 condominiums was just under $300,000. The majority of the condominiums located downtown are well above $500,000 for which their are simply fewer buyers. It's a little more complicated in that very limited financing is playing a huge role in condominium sales.

Hi Jclark...today, after leaving our MLS board meeting, the trending is definitely down!!! There has never been a better time to buy - and now, right now, sellers are desparate to get settled before ski season so there seems to be even more motivation. I'm seeing things like "this price for 2 weeks" kind of pricing, as well as 30 - 40% off the original selling price for those sellers who want out.
