Talk to your lender. NO, both spouses do not have to sign the mortgage. Both spouses have to sign the DEED.

You are very smart to begin now on your credit. You should order all three reports and review them. The bureaus are Equifax, Transunion and Experian. Review for errors. all responses to errors should be made on the forms enclosed with the credit report. Do not close any credit. Pay all accounts on time.

Contact a lender in your area that offers a rescoring option. An example would be if you were to make applicaiton for a home in a state that I service, I would pull your credit reports (tri-merged). Once we reviewed the report, if the score was low, I would run you through the system that tells so what to do to raise the score.
If you do the items suggested, typically the score goes up.
