Cost per square foot is determined by many factors. What kind of house are you wanting to purchase. A tract house by a small / regional builder that is a big box? A tract house by a national builder on a postage stamp lot? A custom house on acreage by a luxury home builder?

As a Construction Specialist, I have helped many clients build their dream homes. But first we have to determine their expectations. So, if you've looked around at styles of homes, floorplans, and features or builders you like, that would be helpful in answering your question.

The price could literally be anywhere from $60/sf to $300/sf.

What to offer depends on the sales of comparable properties. If we find that other homes very similar to this home are selling for $60,000, then $72,000 would be too high. If there are problems with this home that have caused it to not sell for over a year, then our offer would be communicated as based on purchase price plus repairs.

Did you ever buy that home? I see you may bave a home to sell as well. Do you still want to sell?

It was $159,900 but isn't currently on the market. The listing expired and it's not showing as relisted yet. Let me know if you'd like to be updated when it's back on the market.
