If the ONLY reason is to increase value (with the goal of selling your home) you should get a detailed bid from a contractor (or costs if you are doing it yourself), and compare that to a valuation of your home currently, verses after the room is finished.

The location of the room is important. It sounds like it is on the main level of your home. That is good. Is the square footage of this unfinished room currently counted in the total square footage of your home? It probably is. If that is the case you may not get the same value as adding a new addition, but the costs to complete the work will be less as well.

It may be better selling this one and buying another (depending on the cost to finish the work in your current home).

If you have 20-30% down payment then there are some non-prime lenders out there who will grant you a loan. But the problem with that is that for most folks if they had 20-30% down they wouldn't have 530 credit!

Unfortunately the only solution is probably to get the credit in better shape
