Don't focus on what the home is listed for but rather what is the comparable value. Any competent agent can provide you with a free Comparative Market Analysis on the property. From there you will have a ballpark idea of the homes value. From there you will need to decide what you wish to offer. Your agent should be able to tell you a general idea of what the home will sell for based on current market conditions.
