You will need a title insurance policy that gives you clean title. The title insurance company will only insure the title as it appears today. If something comes up later, the title company may protect you, but only if it was a matter of title at the time the policy was issued. Your attorney will make sure you are getting clear title.

From a financing perspecting, you may find it difficult to buy a condo unit if there is no HOA, as most lenders want to see that the units have been turned over to an HOA for the purposes of insurability. This may also pose a problem, if any major repairs become relevant to the property, there is no formal process in place in terms of how to operate. I would think from a managerial perspective, you would always want to purchase a unit with an HOA in place otherwise you could find yourself in a headache of a situation later. ... more

It normally means there was a deal pending on the home, the deal fell through, and the listing has been REACTIVATED in the MLS.

The homes you see here are put here manually by realtors. Or they list them on another website and they are automatically pulled from that website to this one.
For all the listings in every state you can go to and you'll see the homes you drove by on that site.
