Find out what mortgage loan officers your colleagues work with. Contact those LOs and ask to be advised when there is an upcoming event. They will ask for your business, so be prepared to help them as they are helping you. Business friends helping each other.

Call the Houston Department of Housing.

Use Google to look up Texas 1st time homebuyer (program), down payment assistance, etc..

Leisure Learning teaches a class--take it.

Then call me. I am a Realtor, but also a mortgage lender NMLS #230460. I became a mortgage broker 20 years ago. I am an approved NMLS mortgage instructor (classes and exam prep) and TREC real estate instructor (same).

I also teach a class to Realtors on how to convert Turned Down Borrowers into Approved Buyers.

I would be glad to provide information and get good loans for your clients, even some that have credit issues.
