I completely understand your situation. I was fortunate enough to offer one year rental, pet deposit, and 1 months rent up front. Very few people are able to do that.

You can try and work another deal that fits your budget. Can you offer 2 - 3 months rent up front? Just sit and put your mind to working and see if you can work out some kind of offer than a month to month pay your rent. Even to offering to do the landlord's lawn, and lawn of other rental property he may have. You can't do anything about your credit score. It takes offers on your part.

Sorry if that doesn't help. That was my way around my poor credit. Oh, if you are handy with plumbing, replacing floor or ceiling trim...just anything, it is something to offer.

Also, can you get referral letters from previous landlords....or "friends" that will write you a good referral? Is it possible for you to rent a room until you can build your cash flow up for a rental house.

I live in Spring, TX 77373 and this area has houses with lower rent like 1100 - 1300 got rent.

I'm not sure what you meant by not having a lot of credit. Is your credit bad or do you not have credit? Either one, you can always explain this ahead to the landlord or property manager. If you are capable, you can offer double deposit.

If you can handle living on the outskirts of Spring in Tomball you might be able to buy a home with No Money Down using the USDA program.

One of the best things about the USDA program is the monthly mortgage insurance is substantially cheaper than FHA or conventional options & it's going down starting in October, 2016!

For example: On an FHA loan of $150,000, the MMI (monthly mortgage insurance) would add $106.25 to your monthly payment but on a USDA mortgage it would only add $43.75!

The other nice thing is USDA will actually allow you to roll in your closing costs as long as the appraised value supports it.
