I would not pay anything until I learned more about the property to see if 99K even reflects the AS IS value of the home...and if the balance of my budget will cover an accurate estimate of the repairs.

Well first off its a pretty quiet area. It's pretty family friendly little town, I don't think I would have rather grown up anywhere else. It's low crime. There are bored teenagers and where there are bored teens there some vandalism, but not a whole lot really. The school system is pretty good and the teachers are great.The schools do have a lot of after care and after school programs to try and keep kids busey and looked after. There are four churches for those of who practice. So when churches let out on Sundays, there can be a bit of traffic jam. As for the tracks, yes train tracks do run though town but normally don't run between 7-9 am (before school starts) and 2-4 pm ( school lets out). Yes, many of the kids do walk the train tracks, it's the fastest way around, but should a train be approaching, you would know. They know to sound the horn and go slow through. The crossing lights go on and the bell starts to ring as well. They schools do, do an assembly about the dangers of being around the tracks, (or at least they use to) so it won't be just you warning your kids to stay away.
There are restaurants aplenty with a variety to choose from, but pizza seems to be the favorite. There are 5 or more pizza places in town or close to it.

You either rent or you own. If you do not own (which I am sure you would know if you did) then you are a renter. A renter doesn't have to pay a certain amount of rent, they just live in the property as a tenant (either a written agreement or a non-formal agreement). So you would mark that you rent, and then on a separate page of the loan application it asks for your "Current Housing Expense" with one of the line items being "Rent" and you would write in "$0".
In the section that asks who is title will be held by, you have several options in New Jersey, this attorney in Paramus explains a little in a blog entry at: http://www.ponziniandponzini.com/ESTATE/title.html - generally the people who would be on title are the people on the mortgage, but each situation can be different. If you are using an attorney for your purchase/contract review (I know in North NJ they commonly use attorney's - not sure if Spotswood is considered northern NJ) they may be able to advise which would be best.
I highly recommend you go through the loan application with your loan officer over the phone, it gives you a chance to explain anything on the loan application, and your loan officer can complete most of it and just send it to you so all that has to be done is to sign & date (that is how we do them). If I was a consumer I'd find filling out all of the information on the loan application pretty time consuming, so you may as well have your mortgage professional to help guide you through it to make it a snap.
If you have any questions feel free to ask, but you may want to ask your own loan officer first. If they don't want to answer you, or don't have the time, it is a sign you need to look for a loan officer who is more concerned about your loan.... more

Hi Cortney, five years ago - even maybe three years ago, inspection and insurance may have been adequate but the tides have turned. My recommendation is that you have the seller replace the underground tank with an above ground tank - and remove - NOT fill the underground one. The process requires town permits and also inspections. Keep this on the seller side of equation - if the tank happened to leak, the soil could be contaminated, which would be a big - and expensive - issue.

John and Gina are both correct, however if you have an attorney, he/she is the person you should be asking these questions. Only your attorney knows the specififcs of your contract and what terms the builder is being held to if any (and you too of course). I do sympathize with you. The sold data from Craigslist and other Internet sources is from tax sources and is always months out of date. In a changing market like this, you want to know what sold yesterday and what is in contract today. Only agents have access to this data so the best resource for a buyer is a hardworking agent who is on top of this data every morning.
