It is possible to qualify for an FHA loan after one year. Most other loans will require two years, regardless of the other factors you mentioned. You might want to contact a few lenders and ask about the FHA option, or just wait the two years and have more loan options to choose from. ... more

I agree with most of what has been said here. Because most FSBOs do not end up listed in the MLS I do not have direct access to them or their showing information. If a client comes across a FSBO I will do my best to get in contact with the owner to set up a showing (often times this is difficult).
I have had buyers offer to tack on money to their purchase price in order to allow me to receive a commission on the sale.

Certainly but the price has to reflect the fact that a buyer will either have to purchase or will want to purchase flood insurance which is getting more expensive each year.

If a a particular school district is important to you it is always a good idea to verify the school boundaries as they do change and the seller/listing agent may not have verified that info - for Central Valley 509-354-7323. Also the property is showing CTGI which meanis the seller has accepted an offer and the buyer has a home inspection contingency in place. these typically run for 10 days and the status changed on 23 October. ... more
