I don't know that there's good data on that, but it sure seems that way. The more suspect new appliances seem to be washing machines and dishwashers. The 20-30 year old Kitchenaid dishwashers were bulletproof.

That said, I have Jenn-Air kitchen appliances which are only about 3-4 years old and the stove and refrigerator have both needed repairs--the stove within one year. Jenn-Air/Whirlpool is a somewhat annoying company in that it is constantly trying to sell you warranty service and never once ask for feedback on how you like their product or what you dislike.

We have an LG washer and dryer that are about 8 years old and they have not needed repairs (knock wood), but the front load washer does require periodic cleaning of the seal.

That estimation would disappear if your house was listed for sale with a real estate agent. The active listing info replaces all of the Tulia-provided content. I'm pretty sure Zillow's Zestimate (which is equally stupid and unreliable) still shows up on active listings but Trulia's does not.

For what it's worth, the only people who care about online real estate valuation estimates are *sellers* whose online estimates are grossly higher than the real-world market value and refuse to believe that a human who works in the local real estate market every day could possibly be smarter than a computer that is trying to claim their house is precious, golden snowflake.

"But what do you mean we should list my house at $250,000? Zillow says it's worth $425,000!"

I don't remember if Spokane is part of the NWMLS area, but the NWMLS does not directly feed to Trulia, Zillow or Realtor....com. Individual firms or even brokers have to get the information to those companies. That means their listings will be out of date and incomplete. In the NWMLS area you're better off looking at broker sites. Many are better in other regards too. ... more

For a government loan in Washington state, the debt of the spouse will have to be included. You can have title and loan just in the name of the one buyer, but as a community property state the spouse would assume ownership as well. Is the idea to not have to stick the other spouse with debt or are you trying to secure the property from the spouse so that they have no ownership during divorce?
