In general where there is a strong rental market, there are many renters and not as many rentals, the rents will rise, following the laws of "supply and demand". Also there is no incentive for landlords to update because "it will rent anyway". Rental homes are typically in busier locations and have less desirable forms of heating systems. Consequently they have a lower value as a single family home and therefore lower acquisistion cost for an investor purchasing rentals. ... more

Yes. Depending on other factors obviously, but those credit scores alone will not stop you from getting financed.

If your income is high enough you could look into just putting the mortgage in your name and having your wife only on title. If you both need to be on the loan, typically FHA programs will go down as low as 580 for minimum score. ... more

Figure 8% cost of selling, or 92% of your selling price goes to you. You then need to subtract the mortgage payoff amount to arrive at your walk away money.

Not much else you can do other than A. Move or B. Make sure you have insurance and it covers everything in your apartment. . There's not much else that can be done, if it's an apartment that allows smoking, then she has much a right to be there as you. If anything you can ask her to quit, but if she doesn't care then she doesn't care and will continue to. If it's such a concern to you then you should probably just move to a different apartment. ... more

I don't know that there's good data on that, but it sure seems that way. The more suspect new appliances seem to be washing machines and dishwashers. The 20-30 year old Kitchenaid dishwashers were bulletproof.

That said, I have Jenn-Air kitchen appliances which are only about 3-4 years old and the stove and refrigerator have both needed repairs--the stove within one year. Jenn-Air/Whirlpool is a somewhat annoying company in that it is constantly trying to sell you warranty service and never once ask for feedback on how you like their product or what you dislike.

We have an LG washer and dryer that are about 8 years old and they have not needed repairs (knock wood), but the front load washer does require periodic cleaning of the seal.
