4 bedrooms for $2,200 per month will be difficult to find in DC anywhere. Perhaps Anacostia would be a good searching ground.

So the earlier comments are generally correct. Regarding the River Park Coop you are specifically requesting about there is no legal way to buy and rent out the unit immediately legal unless:

" the Leasing Committee deems
appropriate and persuasive for granting permission to lease,
in its sole discretion. It is provided, however, that any grant
of permission pursuant to this paragraph is subject to
approval of the Board of Directors as well."

I have had to work with several, all bad experiences, and all the other agents I know also avoid them like the plague because of poor customer service when it comes to mortgage lending because they are 9-5 workers, don't answer the phone most of the time and having to deal with multiple processors and underwriters who are often not even in the same city, plus their lower rates are off-set by back-end fees. If you know of a credit union who has their own in-house mortgage division who answers the phone nights and weekends, I have clients who would love to find them! ... more

Condos are the way to go, coops often appear to be less expensive but in the long run they will be just as expensive. You may also be lulled by a sense of village or pride of ownership with a coop, but like anything else that can be temporary. ... more
