There is no way of knowing if you will make money or lose money in real estate until you put the for sale sign in the front yard. No one can predict the market into the future without a crystal ball. It is just like the stock market it is like the luck of the draw. There are to many factors that play into what you can and can not get for a house when you sell it after you purchase it. Call a professional Realtor to handle this most important ( and probably most expensive transaction ) that you may ever be involved in!

Don't hold the quarter so close to your eye so that can't see the dollar behind it !!

You need to tread lightly here. A critical investigation of the Certificate of Occupancy and the supporting documents behind it is essential to get a good read on what is happening.

This is not unusual in our Town. The building Dept is very helpful in this situation if you just ask them. Like anything else, there is a process and fees involved. Typically homes built before 1957 in Southold did not have CO's when they were built.

The statistics for YTD 2013 are 13.67% for MLS zone 30 which includes Shelter Island, Southold and Riverhead Townships. This is based upon 33 recorded transactions on MLS. This is a statistic, but should not be applied to any particular sale or purchase that you contemplate. These discounts are from the last listed asking price, not the starting price on a particular listing, and does not take into consideration that the property may have been previously listed with another broker, or with the same broker at a different price.


Some properties sell at or close to their listing prices, a few may generate a premium from the ask, and still others sell at a severe discount, depending on how ambitious their price starting point was.


Please check with a local broker, as the purchase of land could be a tricky thing, especially if there are not permits in place for your ultimate use.

Trulia actually has a great link where they summarize the information published by http://www.greatschools.org/ If you look at the Trulia menu you will see a link called "Local Info". Under Local Info you will see a "Schools" link. If you click on this link you will see the results.

Rentals do go fast on the North Fork. Most real estate salespeople get a small percentage of all the rentals available. Most rent by the owner or landlord themselves. Therefore, the ones we do get to rent are more active and go relatively fast. Mattituck school district is the usually the most asked for, then Southold, then Greenport for those with school age children.

Summer rentals on the other hand are handled almost exclusively through real estate agencies and this past year we saw an uptick in the amount of summer rental activity and the price for renting.
