There are numerous ways to find yourself a Top agent in your community. You can start your search by asking friends, family, neigbors if they know any agents personally. You can check out the agents they recommend by viewing their web sites, or calling them and talking with them. You can call the office manager and ask questions about the particular agent you had in mind. I personally do Free consultations, so you can call your list of agents and ask to meet with them to ask them questions. If you are looking for a specific type, such as an agent who specializes in Luxury homes, or Condominiums for example, you can ask them how many they have sold in the past years and get their track record. It is my understanding that the following applies, you pull a permit, or your contractor pulls a permit for work to be done on your home. It could be for a roof, new windows, bath or kitchen renovation, or even a Radon mitigation system. For a pool, the pool company has to have the installation checked, but it is up to the home owner to call for the Final pool inspection. Once a permit is in place and once the work is completed it is the home owner's responsibility to contact the town's inspector to obtain a Certificate of Compliance, meaning that the work was done correctly and inspected by the town's inspector. Hope this helps to answer your question. I would speak to my insurance company on the home owner's insurance question. When contracting for a job to be done, ask the contractor if the Permits are obtained thru him, or if you, the homeowner will be responsible. ... more

Your house has so many wonderful features that many buyers are looking forward to have and they rank it very highly, like neighborhood, 4 bedrooms, nice, private backyard, new mechanicals. However it is very difficult to advice on the price without seeing the house. Recently my son and another young client of mine purchased similar homes in Southington in nice neighborhoods. I took a while to find the right properties for both of them and I feel like I have seen every listing that was available on the market in Southington in this price range. They were very different from each other as far as upgrades, functionality, quality, back yards, additional finished spaces (specifically lower levels), etc. All of this matters and will impact the price. I would love the opportunity to see your house and share my experience. Wheller Village is a rental housing project that is tied to income. There is a waiting list in all the senor income related housing in Southington. I would like to be more help but it is best to speak to someone for Southington Housing. You can start with calling the town hall general number and they will diredt you. If you would like rental housing from private sources there is still a shortage. Most of the housing for seniors in this area starts at no less than $1000 plus utilities. There is also a wiaitng list in this area also. Best to contact a local realtor to keep an eye on the rental market. ... more

I agree with David.. Price and appearance are key to selling quickly.

Almost every Seller thinks their home is the best, or worth more than the market dictates and prices it at the top of the market range or higher, killing the possibility of offers or even lookers.

Make sure your home is "staged" well and the price is in sync with the market.. For quicker results, it should be priced at the bottom of the range.
