Snerowski,
2 months is not enough time and you should have been warned about this up front. 3 to 9 months is common and short of having top pros representing both you and the seller, nothing will speed up the process. If you need a home in the next 6 months, move on and don't waste time on short sales. If you have a great deal in process and love the home and are willing to take the risk that the bank can always say "no" foreclose or stall this out for a long undetermined time, stick around.
I wrote a blog piece called, Anatomy of a Short Sale, The Guts, which may be helpful to you to understand what you're dealing with. I've attached a link to it below.

Tim,

First thing you need to do is get prequalified for a mortgage. I am a lender in Wyandotte MI. and could do this for you over the phone. I have agents I work with that specialize in HUD homes.
give me a call at 734-755-1064 and we can get the ball rolling

You can get an FHA loan with under a 600 middle score with some lending institutions but not many. I would recommend finding a broker or service to help you locate a reputable lender that can approve your loan at a decent rate. I have client's who have got approved and received a good rate at The Lenders Network with FHA and VA home loans. If anyone can find you a loan they can! ... more

With poor credit you will have a tough time getting a loan from any lender and to buy property, without cash, you will need a loan. Find out first if you can get a loan and for how much. Short sales have many pitfalls and there is no guarantee they will ever close, or they can take months to close. The thing many buyers go for is they think they can be good deals, sometimes they are and other times they are anything but. ... more

Actually, the 3.5% gift for a downpayment must come from a family member ... and the maximum seller contributions toward closing costs, pre-paids, etc. for an FHA loan is 6% of the sales price. In many cases you need to be mindful of likely appraised value and if that would be an issue. ... more

Hi Kukavic, when a multiple offer situation arises with a bank typically they send back a Multiple Offer addendum and require that all the interested parties sign it and then present their highest and best offer by a stated deadline. This is in the banks best interest and that is what they are considering. Good luck! ... more

Michele,

Thank you for explaining your frustration further. In this format, where question length is limited, it helps to get information clarified to provide a more accurate solution to your problem.

I would agree with others that someone trained as a Buyer's Agent with the Accredited Buyer Reprisentative (ABR) would be a good choice.

Another source where you can sort agents by city is http://mirealtors.com The Michigan Association of Realtors(R) website consumers area allows you to search for an agent. The direct link is:

http://mirealtor.com/content/findArealtor.htm

As suggested, before interviewing any agent, you should look online to see if they are found and if they provide a search for homes on their website with an IDX or Internet Data Exchange logo or text within the search. These searches typically provide the most homes and are usually updated daily right from the MLS. The MAR website above will also contain a link to search for homes in your area from the local MLS. Derek, Gordon, and my website below will also contain those same homes from the IDX.
