A walk score helps to identify how crucial having access to a car or bus or other public transportation is for that particular home or neighborhood. If lots of amenities (grocery, drugstore, etc) are within walking distance, that neighborhood should have a very high walk score. ... more

The answer to your question is yes you can do either. If you are not paying cash, and you would like to finance the purchase, you will still have to qualify for a mortgage. The best thing you can do is call a lender to see what you would qualify for. There is much more than your bankruptcy being discharged to qualify for a mortgage; they will review your income, your current debt, your job status,and a few other items.

That credit scores is right on the border. The lowest credit scores lenders like myself are able to do, is a score of 580. So us lenders would be able to give you a loan if your other finances are in place. It's also important to understand that you're ability to obtain a loan relies on other factors as well. These factors include income, expenses, assets, liabilities, debt, employment, down payment, as well as credit scores. Since it is highly unlikely a loan can be obtained for that amount through a conventional lender, you will be making a cash purchase. As Brian indicated, your costs are small a few hundred, five hundred at the most.

However, you fail to reveal what you are buying, (a house for $35,000 suggests this is only the beginning of your real costs) the situation of the property, what the contract states and what the seller may be imposing on you.
Based on what little is revealed...a few hundred should do it.

Yes it does depend.

Your loan officer doesn't really have control over who performs the appraisal and the law only permits limited contact with the appraiser, although following up on the status of the appraisal is permitted.

Has the appraisal been conducted and you are just waiting for the report to come back? Or has the lender ordered it and the appraiser has not yet been out? If it's not back yet, there might be some complications or difficulty in obtaining comps. If it was ordered several days ago and they just havent been out yet, then you should ask your lender to re-place the order elsewhere.

In the Southfield area there is really no reason for an appraisal to take more than 2 weeks from the time it is ordered.
